Case Study: St. George’s Urban Village, Birmingham

St. George’s Urban Village, located in Birmingham’s historic Jewellery Quarter, is the largest residential development the city has seen for the past decade.

Built in two phases: St. George’s Urban Village and The Kettleworks, and with a focus on preserving the area’s history; the ambitious mixed-use property development saw historic buildings and former factories converted into 596 spacious apartments spanning eight residential blocks across more than six acres.

Completed in 2020, the mammoth £100 million St. George’s Urban Village project consists of high specification loft-style studios, 1, 2, 3, 4- bedroom apartments as well as spacious townhouses rarely found in Birmingham. As well as this, the project included the creation of a public open space and a children’s play area.

These apartments exude style and sophistication, blending seamlessly into the Jewellery Quarter’s rich heritage by retaining much of the original architectural and design qualities that now serve as a reminder of Birmingham’s industrial past.

Situated just 900 metres from St. Paul’s Square and within walking distance of Jewellery Quarter Station, the St. George’s Urban Village and The Kettleworks provide the perfect location for those who work in the city or commute to the wider West Midlands area. This development provides residents with easy access to Birmingham’s bustling city centre with plenty of additional leisure, shopping, drinking and dining experiences to enjoy.

The Kettleworks

Completed in early 2019, The Kettleworks was built adjacent to St. George’s Urban Village and consisted of 292 apartments and 2 retail units. This block included the refurbishment of the old Kettleworks building built in 1890, a new build element and used the existing concrete frame to form a resident-only carpark and additional penthouse flats.

Set in the heart of the JQ Conservation Area, the industrial feel of the building was retained down to the very last detail, including a replica of the original signage that was proudly hand-painted on the corner of the building.

Heritage Preservation

SevenCapital specialise in urban regeneration and breathing new life into communities by revitalising brownfield land and disused buildings into high quality apartments. As part of this, we are committed to protecting the heritage of these buildings so that our property developments fit with the surrounding architecture and pay homage to what makes the area what is it today.

With a strong track record of preserving Birmingham’s vibrant industrial past with previous part-restoration projects such as Fabrick Square, St. George’s Urban Village was and continues to be one of the city’s largest part-restoration projects and placemaking initiatives.

The Jewellery Quarter symbolises Birmingham’s industrial and artisan history, with a creative heritage spanning 250 years and being famed worldwide as the UK’s jewellery centre with over 500 jewellery businesses. With its status as a designated Conservation Area with over 200 listed buildings, this area served as the perfect setting for creating a property development which oozes character that sets it apart from other urban developments.

The majority of the St. George’s Urban Village site previously housing disused factories and warehouses, with many of the individual property blocks kept elements of the original exteriors, blending historical elements with modern design. Whilst all seven buildings are designed in line with their traditional architecture and industrial roots, each has its own distinctive style, creating individual identities. The Kettleworks building, for example, used the existing concrete frame to form a resident-only carpark and additional penthouse flats. On its exterior, it proudly displays a hand-painted replica of the original signage visible on the outside of the structure, paying homage to the industrial origins of the area.

Placemaking

As one of the UK’s leading property developers, our commitment extends beyond erecting structures. Our planning processes incorporated lengthy discussions around enhancing and enriching the local area, delivering better value not only to residents, but to the wider community.

St. George’s Urban Village transformed over six acres of disused space and involved the extension of Tenby Street North and construction of Tenby Street South, which added much needed road access to the centre of the Jewellery Quarter and everything it has to offer.

Additionally, the development includes 6 retail units, a public open space as well as a resident-only play area for children, demonstrating our unwavering commitment to creating and supporting the local areas we operate in.
